Search Engine Extravaganza

There are a gazillion web sites you can use to search for homes.  They may vary in how they present information, but they are all pulling from the exact same database - the local multiple listing service.  In our area that is the Metropolitan Regional Information System or MRIS. 

None of the public search engines have the numerous options and precision we have access to as Realtors who subscribe to MRIS.  If you want a great search set up specifically for you, fill in this form to get started and will contact you to create your customized search.  You'll receive emails when new listings become available that match your criteria. 

Long & Foster has a great search engine.  It pulls Long & Foster listings and all other brokers listings, too.  Everything that is in MRIS.  It shows all the photos available for the home, provides the full text of remarks, and room dimensions (when provided by the listing agent).

Realtor.com is the big daddy of search engines.  It pulls from 60+ multiple listing services so you can search anywhere in the country.  It will only show limited information unless the listing agent has paid for an enhanced listing.  We do!  When you list with Homefinders Team, buyers will see all of the information possible.

 

Zillow is a great mash-up of data from MLSs and public records.  Buyers love it because it provides estimated home values.  Sellers hate it for the same reason!  Rightly so because those public records can't tell if a basement has recently been finished or a $50,000 kitchen renovation has been completed.  So buyers, beware.  Talk to us if you want an accurate comparative market analysis.

 

Homesdatabase is the public web site provided by our local multiple listing service, MRIS.  Recently updated it is a clean, clear presentation of information.

 

To be honest, Trulia is annoying.  They show properties that are under contingent contracts without tagging them that way.  We'll have clients receiving listings from us through a customized search we set up for them directly from MRIS and they'll email asking why we aren't sending them these 30 other listings they found on Trulia.  We're not sending them because they aren't available for sale!
